CapitaLand Investment - Total revenue for 1Q24 was stable YoY at $650m

 Fee income related business revenue was up 7% YoY to $274m.


  Revenue composition continue to shift towards asset-light fee-based model






7.1B undrawn group cash facilities. 


Operating cash flow of 198m.


The group achieved funds under management of S$100 billion.
It aims to grow this figure to S$200 billion by 2028 on the back of organic expansion and strategic inorganic initiatives, such as the selective pursuit of bolt-on or transformative mergers and acquisitions.


At 2.63, yield is about 4.56% of which I think is quite a decent yield level.

CapLand India Tr - 1QFY2024 net property income of INR3.07 bil, up 19% y-o-y ($49.4 million) due to higher total property income and partially offset by an increase in total property expenses.

Total property income for the same period was up 26% y-o-y to INR4.15 billion or $66.9 million, thanks to higher rental income from existing properties and income contributions from CLINT’s acquisition and development of ITPH Block A, ITPP-H, Mahindra World City’s Industrial Facilities 2 and 3.





Also during the quarter, CLINT entered into a forward purchase agreement with Casa Grande Group to acquire three industrial facilities aggregating to 0.79 million sqft at OneHub Chennai. The Phase 1 acquisition is expected to be completed by 1H2025, with the transaction offering further diversification into the industrial asset class, says the REIT.

As at March 31, CLINT has a committed portfolio occupancy of 94%. Its properties span 21.0 million sqft, a 24% y-o-y increase in total floor area.

The REIT’s weighted average lease expiry (WALE) is at 3.4 years. According to the REIT manager, 40% of the leases expiring in 2024 will either be renewed or are “highly likely” to be renewed.

Gearing 34.6 % which is quite healthy!

ComfortDelGro AGM today - 26th April 10am at Suntec Convention center,  nice bento set lunch.  Awesome! 




I think is good to makE some efforts to attend as many AGM as you can! Can really see how the management team reacting to questions being posted by the sh. ComfortDelGro management team especially the CEO is very good in answering and proactively mingled with the sh during the lunch break.  A GOOD team I can feel it. With more focus to win more train services in different geographical area to boost Their margin,RoE. 

 ComfortDelGro  - Wow! Today closed well at 1.50, looks rather positive! Likely to continue to rise up to test 1.64 than 1.70 to 1.78.

 ComfortDelGro  - This giant Transport company is growing and expanding at a faster rate as we can see their revenue growth on the latest sets of financial numbers with Net profit higher and the increased in Final dividend from 1.76 cents to 3.76 cents,  fantastic! Yield is about 5 percent which is quite good.

  ComfortDelGro  - At 1.36, yield is about 5 percent for the giant transport company which is quite resilient during market volatility! A good defensive counter to put under one portfolio! Pls dyodd.  




ComfortDelGro  - FY results is out! Final dividend increased more than 100 percent from 1.76 cents to 3.76 cents. Total Revenue is up 2.6% to 3880m and Net profit is up 4.3% to 180.5m. I think is a good sets of financial numbers! 




Total dividend of 6.66 cents representing a payout of 80%, swee!

EBITDA increased 6.5% to 629.9m.

CapitaLand Ascendas REIT - 1st quarter results update is out! Occupancy rate 93.3 percent, Divestment of properties at 64.2m, Gearing is healthy at 38.3 percent and positive rental reversion of 16.9 percent. 75 percent fixed loan rate. Nothing mentioned about Gross Revenue and NPI. The numbers seem not bad!

Fed Holds Rates Steady, Indicates Three Cuts Coming in 2024

The Federal Reserve on Wednesday held its key interest rate steady for the third straight time and set the table for multiple cuts to come in 2024 and beyond.

The Dow Jones industrial average hit its first record closing high since January 2022 and the S&P 500 and Nasdaq rallied more than 1% each on Wednesday after the Federal Reserve signaled that its interest rate-hiking policy is at an end and that it sees lower borrowing costs in 2024.

CapitaLand Integrated Commercial Trust (CICT or the Trust) is the first and largest real estate investment trust (REIT) listed on Singapore Exchange Securities Trading Limited (SGX-ST) with a market capitalisation of S$13.5 billion as at 31 December 2022. It debuted on SGX-ST as CapitaLand Mall Trust in July 2002 and was renamed CICT in November 2020 following the merger with CapitaLand Commercial Trust (CCT).


 Looking at the FY 2022 results the NPI is up 9.7% and achieved an increased of DPU from 10.40 to 10.58 cents. It looks like the rental income is improving!







The First Quarter 2023 update is as follow:

The NPI is up 11.3% to 276.3m and occupancy rate % has improved from 95.8 to 96.2.




The gearing is slightly from 40.90 to 40.40%.



The Average WALE is 3.7 years.




The Top 10 tenants are RC Hotels (Pte) Ltd, WeWork Singapore, GIC Private Limited, NTUC Enterprise Co-Operative Ltd & Temasek Holdings etc.




Total Property value is about 24.2 billion of which is the Biggest reit counter listed on the Local Singapore Exchange.

NAV is about 2.116.

Yearly dividend of about 10.58, Yield is about 5.6%(based on current price of 1.89).

I think gd pivot entry point is back!
