 1st quarter gross profit for the first quarter ended March rose 15 per cent year on year, due to contributions from new properties and a stronger operating performance.




Gearing stood at 37.7 per cent, which its managers estimated to translate to about S$2 billion in debt headroom.




Its average interest rate stood at 3 per cent per year with an interest cover of 3.7 times and a weighted average debt to maturity of 3.9 years.



Occupancy rate is about 95%.

Estimating yearly dpu of 5.5 cents. At 90 cents,  yield is about 6%. 

I think is quite a good yield level!

Chart wise, she has retreated after touching the high of 2.63 and closed lower at 2.54, seem rather weak! 



Let's see will the winning of this new contract help to support the price from falling!

SATS - Wow! 3rd quarter results swing back into profit with 38.1m PATMI. 

SATS 3QFY2024 earnings improve by 41.9% q-o-q to $31.5 mil.

 Q on Q basis, revenue increase 6.3 percent to 1.4b. Awesome! I think good improvement in the company financial results boosted by strong seasonal demand. 




Finally,  we can see lights at the end of the tunnel!.

3rd quarter Editda increased 18.3%.

Cash Flow increased to 172.3m versus 35.4m last year. 

For the 9MFY2024 period, earnings came in at $23.7 million, reversing from a loss of $32.0 million the previous year, while revenue saw a significant 200.4% gain to $3.85 billion from $1.28 billion previously.






Refinancing are bearing fruits which help to bring down significant financial savings.  

I think if 4th quarter also book another good improvement in PAMTI we may hear company resuming paying out dividend.

  Mapletree PanAsia Com Tr - The 4th Quarter results is out! DPU is up 1.8 percent to 2.29 cents, seems not bad! 






(DPU) for the fourth quarter ended March grew 1.8 per cent year on year to S$0.0229 from S$0.0225 previously.

Unitholders can expect to receive the distribution payout on Jun 6 after book closure on May 3. 

The real estate investment trust’s (Reit) gross revenue grew 2.6 per cent to S$239.2 million, while net property income (NPI) for the quarter rose 3.2 per cent to S$183.1 million with an NPI margin of 76.6 per cent.

ComfortDelGro AGM today - 26th April 10am at Suntec Convention center,  nice bento set lunch.  Awesome! 




I think is good to makE some efforts to attend as many AGM as you can! Can really see how the management team reacting to questions being posted by the sh. ComfortDelGro management team especially the CEO is very good in answering and proactively mingled with the sh during the lunch break.  A GOOD team I can feel it. With more focus to win more train services in different geographical area to boost Their margin,RoE. 

 ComfortDelGro  - Wow! Today closed well at 1.50, looks rather positive! Likely to continue to rise up to test 1.64 than 1.70 to 1.78.

  ComfortDelGro  - At 1.36, yield is about 5 percent for the giant transport company which is quite resilient during market volatility! A good defensive counter to put under one portfolio! Pls dyodd.  




ComfortDelGro  - FY results is out! Final dividend increased more than 100 percent from 1.76 cents to 3.76 cents. Total Revenue is up 2.6% to 3880m and Net profit is up 4.3% to 180.5m. I think is a good sets of financial numbers!

EBITDA increased 6.5% to 629.9m.

CapitaLand Ascendas REIT - Nibbled a bit at 2.58 i think the price is rather undervalued! Yield is about 5.8 percent, gearing is healthy below 40 percent, occupancy rate is above 94 percent! Pls dyodd.

 CapitaLand Ascendas REIT  - 1st quarter results update is out! Occupancy rate 93.3 percent, Divestment of properties at 64.2m, Gearing is healthy at 38.3 percent and positive rental reversion of 16.9 percent. 






 75 percent fixed loan rate. Nothing mentioned about Gross Revenue and NPI. The numbers seem not bad! 



Chart wise,  2.47 looks like a great pivot support point!

Fed Holds Rates Steady, Indicates Three Cuts Coming in 2024

The Federal Reserve on Wednesday held its key interest rate steady for the third straight time and set the table for multiple cuts to come in 2024 and beyond.

The Dow Jones industrial average hit its first record closing high since January 2022 and the S&P 500 and Nasdaq rallied more than 1% each on Wednesday after the Federal Reserve signaled that its interest rate-hiking policy is at an end and that it sees lower borrowing costs in 2024.

CapitaLand Integrated Commercial Trust (CICT or the Trust) is the first and largest real estate investment trust (REIT) listed on Singapore Exchange Securities Trading Limited (SGX-ST) with a market capitalisation of S$13.5 billion as at 31 December 2022.  Looking at the FY 2022 results the NPI is up 9.7% and achieved an increased of DPU from 10.40 to 10.58 cents. It looks like the rental income is improving!
